Civic Association Comments on Charles Street Market Closure

Owners of building want "a tenant or tenants that will meet both Linear's and the community's goals."

Beacon Hill Civic Association Board Chair Steve Young said the owners of 62-66 Charles St. are hopeful to find a new tenant for the former Charles Street Market space that will meet the goals of both the community and the owners.

The market closed abruptly Monday after Joel Kadis of building owner Linear Retail Properties LLC had the locks changed on the building. Kadis said the "the eviction became necessary due to significant and material unmet financial obligations" by the owner of Charles Street Market, Tracy Hollander.

Charles Street Market wrote on their Facebook page, however, that "we were unable to come to a lease agreement and it was not feasible for us to remain at this location" and they plan on moving to a new location on Charles Street.

In an e-mail sent to members Thursday, Young recounted his conversation with Kadis surrounding the circumstances of the eviction. 

Young said Kadis told him the locks were changed "under police supervision based on a court order arising out of a court judgment in a suit brought as a result of the tenant's owing the landlord over tens of thousands of dollars."

"Mr. Kadis said that even after the judgment and execution was entered, Linear continued to give the tenant opportunities to pay, but when those efforts failed Linear took the steps necessary to regain possession of the premises," Young wrote.

Kadis told Patch Monday Linear Retail will now look to lease the space for a third time. They initially agreed to lease the space to Capital One Bank before Charles Street Market came in, but Kadis said the plans were scrapped "out of respect for the wishes of the Beacon Hill community."

"Mr. Kadis has assured me that he will continue to remain in contact with the BHCA and the neighborhood regarding developments at 62-66 Charles Street and is very anxious to find a tenant or tenants that will meet both Linear's and the community's goals," Young said.

Young also said he understands Hollander "is actively investigating opportunities to reopen his food market elsewhere on Charles Street."

Linear Retail also announced this week the purchase of 145 Charles St., the building that currently houses the King & I Thai restaurant. 

According to Young's e-mail, Kadis said "the King & I will continue on as the tenant, and that the purchase is simply another indication of Linear's confidence and interest in owning commercial properties on Charles Street."
